Investment Property Overview
Our team has assisted numerous clients in the acquisition and disposition
of properties. Our firm has several unique qualifications and tools
to assist clients in the intricacies of the sale/purchase of commercial
real estate.
Financial Analysis
We employ several financial modeling tools to assist our brokers and
clients in the decision making process. From a new development or disposition
basis we use several customized Excel spreadsheets that have been developed
by the Principals of REA to analyze cost/value parameters.
For larger properties marketed more on a national/regional basis and
for properties with numerous tenants, we find Argus is the best national
standard for analysis. We have experienced personnel who are trained
in the nuances of loading and analyzing data in the Argus formats.
Many times decisions are based on Leasing assumptions that impact values
both present and future. For comparison of lease assumptions, we prefer
using ProCalc as a modeling tool. This software can compare multiple
leases and provide buy/sell information analysis.
For properties involving a development component, we use Plan Ease which
we find is a better modeling tool along with some company written spread
sheets.
Regardless of the assignment, we have financial modeling tools to assist
with the process.
Leasing Assistance/ Analysis
Value is added and lost in investment property as fluctuations in the
Rent Roll occur. One of the primary focuses of Real Estate Advisors
is the leasing process We can abstract and analyze existing leases and
make projections for future rental and leasing assumptions within the
market based on extensive background.
In many past instances, we have worked with an owner to reposition their
rent roll whereby increasing the potential sale price. A property with
a below market occupancy may need to identify and close new Tenants
while restructuring terms on existing Tenant leases. On a sale lease
back situation, a client may need advice in structuring their lease
to realize the best sale price while not tying the business to an unrealistic
lease commitment.
Property Analysis - "Due Diligence"
Potential buyers or sellers may need help in the coordination of property
analysis to fully examine a site for potential structural, environmental
or legal problems. With our years of experience in the market we can
assist with the selection of proven vendors to complete inspections
and assist with the coordination of such work. From coordinating the
collection of Estoppel Certificates to providing access to vendors for
required inspections, we can assist clients in better understanding
the condition of their potential sale or acquisition.
Financing
We have relationships with a number of lenders and mortgage brokers
with an understanding of who can provide lending alternatives on various
types and sizes of purchases. From conventional to conduit to SBA loans,
we can assist with making the introductions to the lending community
and then facilitate the required "paper flow" to complete the process.
