The industrial market finally has begun to show strain associated with the ongoing and deepening global recession. Across the nation’s markets, leasing velocity among industrial properties is slowing, vacancy rates are on the increase, and rents are either flattened or heading backwards. The collective impact on industrial investment activity has been dramatic. National investment sales volume for industrial properties was $50.9 billion in 2007, according to Real Capital Analytics. Last year, it fell to $21.6 billion, and the downward trend accelerated during the first quarter of 2009, with a scant $1.8 billion being transferred. So what exactly is going on, and more importantly, where is the market headed?
